Update: West Wash Park real estate statistics

Here is an update on the past 30 days sold activity on the West Wash Park real estate market along with the total currently active for sale properties and properties currently under contract.  The simple boundaries I used for this update are S. Downing St. west to S. Lincoln St. and E. Alameda Ave. south to E. Louisiana Ave/I-25.  The boundaries of West Wash Park vary from person to person, these boundaries are for simple, easy analysis of the neighborhood.

  • Total currently active for sale properties – 63
  • Solds properties within the past 30 days – 14
  • Under contract properties – 7
  • Median sale price as % of  last list price – 99.76%   (possibly not reflecting original list price)
  • Median days on market for solds – 31
  • Median days on market for all currently active listings – 81
  • Median price for solds – $411,000
  • Median price for currently active listings – $456,000
  • Average price per sq ft SOLD – $324  (note: represents total avg. p/s/f  not finished  avg. p/s/f)
  • Average price per sq ft ACTIVE – $325  (note: represents total avg. p/s/f  not finished avg. p/s/f)
  • Average price per sq ft UNDER CONTRACT – $312  (note: represents total avg. p/s/f  not finished avg. p/s/f)
  • Lowest sold price – $170,000
  • Highest sold price – $1,007,500
  • Lowest currently active list price – $165,000
  • Highest currently active list price – $875,000

I last posted the WWP statistics on January 7, 2010.  I have changed the format somewhat and now, among other changes,  include all actives and not just active in the past 30 days. 

But I’d like to make a few comparisons between that post, 6 months ago, and this most recent post, of all that can be directly correlated.

  • Sold within past 30 days – then 8, now – 14
  • Median sold price to most recent list price – then – 96.2%, now – 99.7%
  • Median price for solds – then – $380,000, now – $411,000
  • Median days on market for sold properties – then – 41 days, now – 31 days
  • Median price of active listings – then – $481,000, now – $456,000
  •  Lowest price sold – then – $125,000, now – $170,000
  • Highest price sold – then – $1,298,500, now – $1,007,500

With this data side-by-side from 6 months ago, it appears that West Wash Park is seeing a strengthening in its real estate market.  With more sold properties, at a higher percentage of ask to list price with a higher median sales price and fewer days on the market.  Also seeing as the median currently active price is lower now than 6 months ago and with all the above data taken into consideration,  it seems to correlate to properties being priced at a more competitive price up front.  Some good news for West Wash Park homeowners and hopefully helpful to anyone thinking of purchasing a property in West Wash Park. 

That’s the latest real estate market recap for West Wash Park.  This data used is taken directly from the Denver MLS System, Prime Access.

West Wash Park – “Where to live in Denver NOW”!

My wife and I have lived in West Wash Park now for 5 years and are passionate about this neighborhood and the people and services within it.  When we moved back to Denver after a short stint in Florida, I knew I wanted to live within striking distance of Wash Park.  I’ve lived on the east side and the north side of the Wash Park in the past and decided to really look into all aspects of the Wash Park neighborhoods before making a purchase.  The East side is indeed beautiful and has great access to University and the shops of S. Gaylord but much more expensive for the same exact home.  The north side has great access to University and Alameda but to me lacked the neighborhood feel I was looking for.  The south side feels a little close to I-25 but has easy access to I-25, S. Downing, S. Franklin, Evans Ave. and South High School.  Bringing me to West Wash Park and its great neighborhood feel, easy access to Alameda, S. Downing, I-25,  S. Broadway and a plethora of shops, restaurants and other services. 

5280 Magazine’s most recent issue, and featured cover story, had a great article about “Best places to live (in Denver) Now”.  This is 5280’s “Annual guide to the hottest neighborhoods in town”, and featured 8 Denver neighborhoods, of which, West Wash Park was one of them.  I copied the write-up on Washington Park West as written by 5280’s Luc Hatlestad and pasted it below.  And, as written by the author “Whether you’re buying, selling or staying put this year, these are the places to be in Denver right now”.

Spring is in full bloom in Denver

The seasonal changes are yet another big part of what makes a town like Denver worth living in.  Having lived in a mono-climate, where the only seasonal change was a varying of temperature and humidity and, oh yeah, hurricane season, our seasonal changes are what keeps things really interesting with such a varying of pure change from season to season.  I’ve posted the seasonal change to winter, spring snow and full on summer, but the change from winter to spring, to me, is the most satisfying of all seasonal changes.  With the winter to spring change, we  get a new perspective on life.  Where once was brown, dead dreary trees and grass and dirt, we see buds springing from once lifeless limbs, brown grass magically transformed green and beautifully colored flowers pushing through the dry, hardened seemingly dead earth.  

It’s hard not to appreciate spring and all its newness and beauty.  Away go the heavy coats and boots.  The snow shovel will (hopefully) get stored in the garage for many months and the roller blades, bicycles, shorts and sandals are now at the ready for basking in this new season.  We welcome you spring like a very rich uncle we almost forgot we had. 

Enjoy spring in Denver, but keep your eyes open for the only aspect of spring we truly fear… HAIL!

Porter, the lost puppy was found!

The lost black lab puppy, Porter, has been found.  I spoke to his grandma, Mary Anne, and she said that someone found him and took him over to Washington Park Veterinary Clinic, ironically the same place someone brought our dog Suki when she got out of our yard.

Mary Anne wanted to express her gratitude and heartfelt thanks to everyone in the West Wash Park neighborhood that she ran across while desperately searching for Porter.  She said that the caring, concern and interest in finding Porter was amazing and goes to show, once again, what a fabulous neighborhood West Wash Park really is.  I feel that a neighborhood is partially defined by peoples actions and caring for one another in times of need, and WWP lived up to the bill in this isolated case.

Thanks friends and neighbors of West Wash Park for pulling together and showing your care for a neighbor in need.

Spring snowfall in Wash Park

Well spring has hit Denver and so has our first big ,wet spring snow storm.  The beauty of a spring storm can sometimes be overlooked by the damage that comes along with this heavy, wet snow.  Power outages, downed tree limbs and power lines, and lots of slush are but a few of the consequences of a heavy spring snow.  But let’s not dwell on all that and just see what beauty comes of a spring snowfall in Wash Park. 

Most snow storms hit us from the north, as seen with the accumulation on some of these north facing trees and light posts. 

These heavy, wet spring snow storms can take a toll on trees and shrubs that hold snow like a magnet holding metal filings.  Most trees are resilient and strong enough to hold on until the melt happens.

But in Denver this scene will be transformed in a mere few days.  Erased by the sun as if it never happened and the park will be abuzz with bikes, roller blades and children running about forgetful of what the neighborhood looked like just few days prior.  Remember, Denver has approx. 300 days of sunshine a year, so we just look at these springtime snowstorms as a great way to get some water in the ground and help make it a greener summer.

The residents of the park don’t seem to have been affected by the snow at all.

West Wash Parks new hotspot!

Thinking back to days gone by, you may recall a little restaurant in West Wash Park on the SW corner of Downing and Alameda called The Park Lane Cafe owned by Paul Gatchis, Sr.  This was the neighborhoods hot spot for a great breakfast, lunch and dinner.  Always packed on the weekends, with mainly the local regulars, a restaurant loved and lost.  Fast forward to 1996; building demolished, parking and building re-situated into a shoppette, and a new local favorite restaurant  added, the Handlebar & Grill.  The brainchild of Mike Miller, who now owns and runs Basil Docs Pizza, a local cycle enthusiast and racer brings a theme to the masses of area cyclists.  Then in 2006 Mike sold this business and the theme seemed to lose its mojo without Mike and his fervor for cycling there to sponsor teams and talk cycling with the patrons.

Once again, fast forward, 2010, Handlebar & Grill is gone and there’s a new restaurant about to take West Wash Park by storm.  The owner of this building for more than 30 years, Paul Gatchis Sr., has now given control to son Paul Gatchis, Jr.  for a restaurant venture to set a new precedence in West Wash Park.  The Downing St. Bar & Grille looks to be the perfect mix of what this neighborhood needs in a favorite local breakfast, lunch, dinner and happy hour hangout.   The opening will take place next week sometime, so keep your eyes open!  Paul Jr. was able to keep most all the former employees of the Handlebar & Grill.  He’s revamped and expanded the lunch and dinner menus and added a full breakfast menu.   The kitchen equipment is all new, the dining room freshly painted,  booth benches recovered, tabletops redone and the new signs are up.

Paul plans on making this restaurant everything to everybody.  A tall order perhaps, but I think we’re all in for a pleasant surprise.  Having a new breakfast spot in the neighborhood seemed like the dream come true and only got better when I heard that breakfast will be served 7 days a week starting at 6:30 am, in March he will offer 2 for 1 breakfasts M-F, full coffee drink menu and with a coffee of the month offering.  Lunch and dinner will keep some old favorite dishes from the Handlebar & Grill but will have more seafood dishes, salad choices, a margarita menu, additional draft beer choices (soon to be 20 taps), expanded wine menu, daily beer and wine specials and 2 happy hours.  Paul wants it to be clear that his dishes will be made from fresh ingredients.  Hollandaise sauces and breakfast potatoes prepared fresh daily are just a couple examples of what to expect. 

The restaurant will open in its existing interior layout next week but will have a major facelift by May of this year in the bar area.  The bar area, in the west side of the building, will be doubled in size, the bar itself will be doubled in length with plenty of flat screen TV’s added for a great place to hang with your friends and enjoy the game over a good meal and drink.

So WWP’ers, please show your support for our newest addition to the neighborhood and walk on over to the Downing St. Bar & Grille, say hello to Paul and welcome him “back” to the hood.

An Amazing Getaway… Avalanche Ranch

Every year on our wedding anniversary Sandra and I get out-of-town and stay somewhere different.  Last year The Broadmoor, a couple years before The Stanley Hotel, you get the idea.  This year I wanted to do something out of the realm of a fancy hotel with fancy restaurants and crazy spending.  After asking some folks at my office for suggestions for a cool cabin type getaway, an agent suggested  The Avalanche Ranch in Redstone, Colorado.  She said that her and her husband stayed there 11 years ago and still talk about it.  So I checked it out online, perused the site and accommodations and made the reservation.  In our 8 years of getting away to some pretty spectacular places, I too will be talking about the Avalanche Ranch for years to come and consider it out best anniversary getaway yet.  Not to take anything away from our past hotel anniversary stays, but the Avalanche Ranch experience was so much more memorable because it facilitated us connecting with each other and our surroundings more while getting to disconnect from the pressures of the daily grind.

We arrived on a Friday afternoon at 3:00pm, right on time for check-in.  As we walked in to our cabin we were greeted with some homemade cookies and a hand written note of welcome.  Unloaded the truck and took a quick walk around the grounds.  After the walk we were ready for a meal, and since the cabin has a fully outfitted kitchen and we brought a bunch of food, we prepared a light meal with a glass of wine, sat out on our front porch and enjoyed the magnificent views as we forgot about the rest of the world and marvelled at our surroundings.                                                                                                                

Situated off Hwy 133, 12 miles south of Carbondale and 6 miles north of Redstone, this picturesque and tranquil location is a must experience in any season.  With 13 cabins to choose from, Avalanche Ranch offers lodging for the romantic getaway to the the family reunion or just a guys weekend to go fishing or cycling.                                                                   

The cabins are furnished beautifully and all have a different theme.  We stayed in cabin #6, the Cider House,  which as the name implies has an apple theme.  With the gas stove as the heat source in the Cider House we felt very comfortable in the coldest evening.  Some of the other cabins have a wood burning stove. 

With no TV and no cell phone reception you are truly detached from society (though the Lodge on site is open 24 hours a day with a phone, TV/VCR/DVD with free videos and a ping-pong table and books).  So when you get that urge for a getaway, take that beautiful drive and stay in a Colorado paradise at The Avalanche Ranch.  Also, read the guest book in your cabin,  there are some fantastic stories and experiences shared.     

For a suggestion on a great hike, which these pictures are from, proceed south on hwy 133 to Redstone,  stop for breakfast in town, then  keep heading south to the town of Marble.  You’ll want to check out this map.  We walked on road 3 to Crystal.  There is a split in this road, we stayed to the right which get’s you to Crystal a little more direct.  This will take you along the Crystal River and to the ghost town city of Crystal.  Give yourself plenty of time on this hike because you will be stopping a lot to take in the amazing scenery.  This is also a great mtn bike ride.  I did it 15 years ago. 

So go out and enjoy the true feeling of Colorado in one of the most magnificent areas of the state, you too will be talking about it for years to come.  Enjoy!
